Default Land development?

I'm looking for some assistance from a developer. I'm partners in 54 acres, 45 minutes west of Edmonton. 7 acres are lakefront with the remaining being hiway frontage and one lot off the lake. There is a service road on each side with power accessible. We are unsure if we want to sell the whole thing or subdivide.
Parkland county says we can subdivide into .45 acre lots.
I'm looking for ideas on how to do deal with county and what other options might be available.

Wow that's large scale compared to what I am thinking. Beautiful location and scenery.
