-30'x36' 10'wall, 2''x6''
-2 8'x9' and 1 8'x8' doors
-Vinyl siding and shingled roof

No insulation or drywall yet.
Concrete was just shy of 12k for floating pad with thickened edges

Just shy of 30k

my one piece of advice, is do not cheap out on the concrete work. I paid a little extra and glad i did. Lots of horror stories out there about bad concrete jobs.

Default Might have to wait a bit longer

Was looking to drop about 15-18K to build one based on Rona package of about 10K. With the prices listed here even 4+ years ago, may have to rethink the approach. In Calgary and thought of doing all myself except for concrete.

I did a 16 x 26 10 ft wall all finished inside and out 15 k. Concrete was 4200 and rest was me and friends. .
This was 2017

If you do the work your self and get concrete done for you , it will probably cost $ 20k to $ 25k . Not including inside work, electrical, heating and sheating. All in finished inside and out, i would say about $ 30k

I built a 38x36 with 13’ walls in 2012 for $15,000. I put a tin roof on, and put a 12x12 and a 8x8 overhead doors in. I also did all the work myself as I hate paying others to do what I can do.

The good thing about building now rather than back when this thread was started is there are a whole bunch of people looking for some side work. Concrete work is a bunch cheaper these days if you shop around some. I ended up using screw piles with a small concrete pony wall on mine, they were $4,500, and using an asphalt floor, about $2,500 to skin coat and slope to the door the asphalt pad that was already there.

As to the garage itself, you should be able to get a package delivered and then hire a couple of guys to frame and finish the garage. Two guys that know what they are doing should be able to easily do it in 4 days, including sheeting the roof, siding and interior finish after the electrician wires it. Even at $40 and hour each that is only about $3,200 in labour. I had one of the door companies do the door and opener install, labour for that was about $400 and well worth it because the door was a real SOB to put together and hang.(You can also save a ton by pulling all the wire, placing the boxes and then having an electrician do the tie ins. I did all of the electrical including tie ins, myself and had my electrician nephew check it when done. It passed inspection no problem and saved me over $7000 from what the quotes were in 2014 from electricians to do the work.)

Put up a 40 X 40 X 16 pre engineed steel building with 1 man door and a 14 X 14 overhead in 2015. Used 6” screw piles for foundation and went with a floating pad with no thickened edges as the walls sit on piles, plumb for in floor , did all the work myself except had a guy to place and finish concrete. 56 k $

$3,500?, just how many years back are we talking here. Couldn't even buy the wood for that price these days, let alone the doors, roofing and all the other stuff. Doing the work yourself just buying the concrete, $250 a cubic meter, and rebar to do the slab would be nearly $3,500. Insurance company replacement cost I would think is probably a tad low at today's prices.

Missing a zero I suspect. Just did a 24x34, 10’ walls. 2’ pony wall. Most of the labour outside of concrete was friends and myself. $30,000 all in shingled and hardieboard.

Guys, just for the record built garage 12 years ago, know some inflation so may have to add little money$$ say extra $1000 to do it today. Build your own trusses, no rebar floor will crack anyway and may have to mix own concrete.
PS brother in law helped for 1 hour to lay concrete.

2017 i built a garage in the back yard as the attached one was to small lol
all in i was about 26K did all the work myself except for the concrete and framing

24x30
2x6x12 ft walls
3/12 truss ( had to keep the overall height under 16 ft as per bylaw)
roxul R22 insulation in walls blown in attic
electrical ( crap load of plugs and led lights ceiling and exhaust fan )
unit heater
vinyl sidding
16x10'6" R16 overhead door w/ jackshaft opener
commercial steel man door

I built mine last year. 32x48. I did everything except the concrete placing and spray foam insulation. 2x6x 10 foot walls. About an 8/12 pitch so i could have a nice vault on the inside. Half the building is barn the other half shop and then man cave above the barn. Total cost to build was 48K. I did a 6inch slab floor with thickened edges on piles.

24' x 26' with 10 foot ceilings $27,000 through planit builders (not recomended ) work was sub par and took over 4 months to finish in 2017 . if i were to do it again i would hire all trades my self not skimping on the concrete and finding guys looking for side jobs you could probably get it done some where in the 19000- 22000 range. unfinished inside .

How big of a portion of the cost is the concrete pad? My house has an existing pad (not sure of the dimensions, but it fits two cars). Been looking to put a garage on it, but unsure of cost.

Figure about $18 a Sq ft including concrete, base prep/crushed gravel, rebar and placement. If you hunt around you can sometimes do a little better than this but the amount of base prep and fill can change the overall cost pretty fast.

$18 sq/ft for the pad or for the garage itself? I have an existing pad that's only a year and a half old, so I'd only be needing the garage itself.

Exactly the same size as mine. If I remember correctly, it cost around $35,000 in 2014. That was for 2X6" framing, insulated and drywalled, 12 light fixtures, lots of plug ins (120 and 240), furnace and everything. Artisan Homes did mine and did a pretty excellent job.

Default Beyond current budget

Ouch! These prices are not even near where I thought. North of 25K is not in current budget. Some of the comments are that perhaps with current economy that prices may be at a bit more of a bargain as supply may be more than demand currently. Never heard anyone say they build their garage too big, but have heard the opposite in that they wish they had went bigger. Bylaws come into play for sizing and height. To bad the bylaws were not so constraining.

Never thought too much of the insurance addtional costs either. How much more for insurance typcially per year? $100, $500, $1000. Current home insurance around $1600.

Default Airdrie garage

Built one myself about three years ago in Airdrie. $10,000, 26’x24’, electrical with lots of plugs and lights, insulated, 6-12 storage trusses, concrete, vinyl siding to match the house, osb sheeting inside as well, 2 man doors and one double overhead door. There was half a pad there when I started but I expanded it to size. So basically half of the concrete work. By the numbers i’m seeing thrown around on this thread I went into the wrong line of work and should have built garages for a living! Looks like there is excellent money to be made.
