Default Here's my guess

I'm not familiar with the proposed locations in Calgary but I'll guess what will happen.
They will build it near downtown somewhere and build up a new 'Arena District' on or near land owned by whomever makes the decision of where it ends up being built. Then they will build a beautiful new, state of the art facility costing the taxpayers WAY too much money surrounded by hotels, restaurants and a HUGE new casino.
Eventually after much fanfare and a 'slight' over run on the budget, people will freak out when it opens and flock there to see the Flames, Hitmen or whomever they can rent it to. Maybe Garth Brooks will sell out 10 shows down there.
There will be too many people, too few washrooms and of course lots of little but pricey 'fixes' which will need to be done.
Then they'll build huge towers surrounding it and businesses will flock to be near the action.
Suddenly, other parts of the city will see a reduction in business that they didn't anticipate with the creation of the new 'Arena District' and other office space will sit empty as they are vacated by others moving closer to the new arena.
People living near the new arena will complain of the increased traffic, noise and the smell of urine wafting after event nights due to the surge of people coming and going and the shortage of washrooms available to the non elite level paying customers who are full of $14 beers.
Then the people who are to benefit from all of this will do so and life goes on for the rest of us. The rich get richer and so they should, not because that's fair but because THAT'S HOW IT WORKS!
Then you'll all continue "YAAAHOOOOING" after every goal and loving your Flames through all the ups and downs of following a professional sports franchise.
Just guessing how it works out for you but I've seen it happen in a city near there just recently.

Still be far less than what they are being asked to kick in. That's if the arena would even pay any taxes. And it's not like other buildings and homes and businesses wont be built in the city an pay taxes. EVERY business could say "Hey, buy our building for us. We'll be paying taxes".

Hang on I know where Balzac is but why the need for a big arena? Does Calgary have an NHL franchise?

That is what they did in Ottawa. They built this nice new arena on the outskirts. Fast forward 20 years and they are talking about building a new arena downtown. Which is a shame because they have a nice building already. Location is everything.

Its not the taxes paid by the Flames or building, but the increase in property value in the surrounding area, which leads to higher property taxes.

Yup and Calgary needs a little ruffle, look at Edmonton, fight like heck about the new arena and fast forward...people are forgetting real quick...memory of goldfish is the mind of the common folk who pay the taxes....5 seconds later there it was...gone.
Build the dam thing, add a huge hotel and peoples wonderland to it like a mini Vegas type thing and go from there.

I think people are not looking at the whole picture and just saying don't build it. It would provide a benifit to 98% of Calgarians and surrounding areas, we could finally get those concerts that Edmonton gets that we don't. The question becomes how much of our tax dollars is worth putting into a new arena to get the benefits? Remember if the flames go cause we have a ****ty arena, we lose the roughnecks and the hitmen, and it puts the stamps in tough spot as well. Don't try to tell me the flames are a money making venture either.
