The therefore cassette toilets look pretty good too. They have a little 5 gallon holding tank of their own and can be accessed from the exterior

Doesn't seem to be too much out there for cargo vans. Where else can a fellow look? Anyone know of upcoming auctions? Where to look for estate sales?

It sure doesn't look like a good time to be buying a van right now...

For a small insulated 'camper' you wouldn't need much to heat it. 5k BTU's would be all a guy needs for a camper size room.

Consider putting a second battery and converter in your truck or running a generator. Then you could use an electric ceramic heater. Uline has small area portable heaters with thermostats and auto shut offs. Would be safer and easier than a fueled heater.

10 years ago I bought a new 8x20 enclosed trailer from SWS in Westlock. All paneled inside and lights. Was perfect for a camper. Ended up selling it to a fellow that was going to turn it into a camper plus haul his quad. I paid about 5.5K new. An 8'x14' would be big enough too.
