What is the average cost per acre for pasture land in Central Alberta?

Farm Credit Canada has a pretty compressive annual report online.
At times, pasture and bush land is selling as high as cultivated land. I’ve seen it sell fo >$7000/acre.
$3500/acre would be on the low side in my area.

No problem. If you are an FCC Client, they can access and will supply you with exact info on all land sold in an area.

Just a heads up FCC was way behind on entering sales long before covid so its at least 6 months behind if not more on market values.

Yes, their info is only one data point anyhow. All it takes is one interested party to seriously augment prices. I know of one bare quarter that sold for over $1 million in our area recently, through online bidding.

Are you buying or selling? If you are buying it’s $2200/ac. If you are selling it’s $4500/ac. Seriously tho probably best to buy a qtr that can also be grain farmed and fence it because pasture land will be same price.

Shows 1400-8600 in my zone. That's quite a spread.
Haven't seen a marginal quarter sell for less than a million for some years now.

Old world money? Fellow I talked to in Lacombe county said that was what drove things skyhigh around there. His bid was 1.2 million on quarter and he was unsuccessful.

For farm values, contact your nearest Hutterite colony and see if they are interested. They tend to pay a good buck for land near them. Ritchie Brothers Auction site lists all of the land they have sold, it makes a good gauge of values by area as well.Those however are only an indication, some land has been going for absolutely crazy prices, even a LONG ways from any city or major town. I would take the highest price anything has sold within 150 miles and start there for an asking price.

Two quarters East of James River Store just sold. One with 6K oil revenue, junk buildings that needed cleaning up, mostly low land 480K. Acreage out.
The other I believe a full quarter was from a bank repo with 3.5K oil revenue sold for 509K.
Both were listed with a realtor.
There seems to be quite a few people going the auction route to sell.
Another one on Schrader Creek was listed last year for 509K. If it is relisted it will probably sell this year.

everything is getting so pricey now i am putting in 500 m of road into a quarter this spring and the cost is 70000 for me to pay and 100000 for the county just a heads up if you have to build a road as well .

Absolutely! Also in that proposal is very liberal size to the subdivision. You can take 80's, 40's, 20's, 10's etc.. Previous to this I believe 7 acres was maximum. This flexibility adds to value.
Also I heard there may be another provision for a fourth title to be given at the discretion of the planners and planning commission.
With this upside depending on how you split the quarter up, you could make significant profit....as long as they sell LOL.
As what Mountain Ti said I see quarters in Clearwater County continuing to go up significantly in the next few years....as long as the proposal passes.
