Frankly I'm disappointed that no one has said "why do you need to heat hot water" or some such thing.

Like how there always has to be that one guy that points out that it's "concrete" and not "cement".

Carry on.

I thought it but didn't say it as I'm sure many did. You win.

Default Fixed.

It was the dip tube. Cost $16 at Home Hardware and the handy man guy put it in after we drained the tank. So it cost us about 66.00 and he said he can get us a new heater at a discount down the road should we need one. So we are happy with that.
Thanks everyone.

Glad it was an easy fix for you Molly.
I wonted to change my Dip tube on my hot water tank this past weekend.
disconnected everything, went to pull the dip tube and well it wasn't attached anymore.

Went from a $15 job to a $630 (Did the job myself) new hot water tank install.

Default Solderless options

With the new copper pipe options out there now adays it would be super simple to buy a tank and put it in yourself. Shark bite fittings are pretty slick. I had to replace my tank a couple years ago. Had my cousin coming by to help me. He bailed on me and left me in a huge pickle as i had already tore out the old tank. A quick trip to home depot and i had everything i needed to install without soldering in the pipe. You tube videos help out as well. Alot of the time ive managed to find the exact model of what im trying to fix and someone has posted up a video on how they did it. 😀
Hope you get it sorted out.

Caber is not going to like hearing about those shark bites
being a permanent fix for your heater though.
