Bigger piece of land
Im tossing the idea around of asking my neighbour if he'd sell me more land, but dont know what a reasonable price would be per acre. County wont let them subdivide again, but i could increase my lot size.
Currently have 5 acres, would like to buy another 5-8 off his remaining piece.
What would be a reasonable price/ acre to start the conversation? It is farm land in red deer county. Hes been growing corn for a few years on it.

I tried doing this once. Farm land around here was $1600 at the time. 10 acres behind my house that was grass/trees fenced off from a grain field and that part of the field hadn't been touched in 30 years.
Offered 3k an acre because I really wanted it and figured I had one chance to ask. He said no, a month later there was a cat back there pushing all the trees down and leveling it. Should have never asked.

It depends on where you live. Land within the Calgary/Edmonton Corridor (10 miles/16 Kms on either side of QE2 is worth a lot more money than normal according to an article in the Calgary Sun a couple of years ago.

I just had a crew of surveyors out to a quarter of land that I own to do a 50/50 split. the invoice for the survey is $5600.00. the other time I had a subdivision surveyed was about 10 years ago and it only cost $1275.00, so if the OP is looking to buy a parcel of land, expect to add a bit extra for a legal survey. good luck OP, buying land is a fairly solid investment.

Stick with your 5 acres. If you have an acreage over 5 acres if you ever go to sell it you will be heavily taxed on each acre over the 5 acres.
The only benefit to having more than 5 acres on an 'acreage' is if you can show that you make so much income from the acreage you might qualify for a farm tax, which is considerably cheaper that just residential acreage property tax.
Last I heard around 3500.00 per acre for agricultural land along the QE 2 corridor.

When i asked the county they said id have to pay a surveyors and a lawyer, then the land.
I never considered a tax issue.

In our county max size is 5 acres, cant have bigger unless there is a natural boundary like a river or rail road.
5 acres is going for about $110,000.00 to $150,000.00
Now a larger piece lets say 15 acres is not a whole bunch more.
Sad when you can buy 160 acres for $300000.00 then take 5 off and get half your money back, but most people when they sell, sell the one acreage off then sell the rest

I'm betting your county will kybosh this. been increasing resistance to taking agricultural land out of existence for acreages.

Depending the exact location 15-20k would be market value. Maybe more if its closer to Red Deer or Calgary. I know 11 acres of slew just sold by our place for just under 100k. Prime farmland is worth quite a bit more.

Most counties will allow 10 acre home site to be cut from 1/4 section. They do not just let you run a survey any which way. Now large farmers do not even want building site out of 1/4 because makes for lots of turning with large equipment.

Some counties allow lot line adjustments. This would allow you to expand your existing 5ac parcel to include that additional acreage that you want. This way you aren’t creating another subdivision. You need a survey, and an application to the county (and obviously a lawyer to deal with the sale and title modifications)
Lac ste Anne county allows this and is sure others do as well. not sure where you are located.

Ya i talk to the county. They said i can increase lot size if i buy it off the neighbour.
Ill talk to him at somepoint and run it by him.
