Default Lawyer for a land transaction

Hi,

Any recommendations for a well-versed lawyer to use for purchasing some land in the GP area?

why does the lawyer need to be well versed

and what versing does he or she or it need to be versed in

Carter Lock and Horrigan, in GP. They also run the CLH Land Auction site. Have had extensive dealings with them, good lawyers.

I used to think Carter was pretty good and there is probably none better than him or his son reguarding oil revenue as they have lots of other properties to compare when dealing with oil companies

HOWEVER a group of folks long time residents are having problems with the CLH land stuff as they gave out NEGLIGENT tax advice and are as of last week backtracking, their salesman still says they can sell but the major tax lawyers say they have to wait the 3 years before selling

it is a mess for a couple sections of land or more and I would not use them

Carter should stick to law or real estate choose one

just my thoughts

——— need to draft a purchase agreement

———- lots of caveats? rent to own? take back financing? and many other questions

if a simple deal then why the ask for a well versed, although many firms do real estate and maybe should not

sold a piece of land west of Edmonton and the I Kidd yiu not EXPERT REAL ESTATE LAWYER the other side used didn’t know much about rural property or REA’S or other oil lease related issues that came up including a caveat by,the county restricting future development that I got removed after 1 letter and 2 phone calls to the county

that is why the follow up questions

also there are 2 forms. one for city or town sales and a farm one use the farm one as it includes a gst paragraph that is better than the city one which includes a gst in the price

You may never have made a mistake, but I know I have. CLH has done many thousands of land deals, among other stuff. If they made a mistake, pretty sure they will make it right. Not a good enough reason to discount 40 years of Roy's experience, not to mention the other lawyers in the office.

we all make mistakes but there is a bit of a conflict and some folks are not happy with them or the sales results with the land company,

nothing more nothing less

that is why there are many firms around and I would not deal with them IF the other side was dealing with them

glad you are happy with them most transactions work out, not all however

and the other form is called an agricultural purchase contract I believe

I use KMSC

Jason is my lawyer for land acquisitions and he is as good as Ive found. Not expensive and he maintains good contact.

I agree. Very good firm also. I have dealt with Ian and Bob many years ago, both good guys, though probably getting close to retiring. I am sure their younger lawyers would be just as good.

Back in the day when I had little money we bought and sold quite a few industrial land parcels. We used one of the top law firms in Edmonton. We 'Always" went through the documents the law firm prepared with fine tooth comb. Found lots of mistakes.
