If we say it is, then it is, regardless of reality.
The City of Calgary is doubling commercial property assessments so they can double the property taxes...problem is, there is no way the properties are worth that much, especially now. Sickening!

The City of Calgary can't reign in it's spending like a sensible businessperson would, so instead they opt to gouge the public. Having been before the property tax appeal board this past year it is obvious that it is a kangaroo court, merely window dressing to present the impression of fairness when none really exists.

No it's not. Assessments actually went down this year. . One guy's situation does not equal the whole picture for the entire city. sheesh.

It is not the assessment!
The way it works, the municipality decides how much it is going to spend (that is the problem) and then calculates the total value of all the assessable properties in the municipality, divides one into the other and gets a mill rate. It is a zero sum game.
People come to appeal their assessment and are thrilled when they get a $3,000 reduction, remember it is $3K on the assessment NOT the taxes. The tax reduction may be $5.00 and you have to appeal every year.
Keep your eye on the ball it is the spending that you have to watch.

The prince of purple needs money so they can host the olympics. Canmore is thinking along the same lines with a 8.5% tax increase over two years and hopes of getting on the olympic bandwagon. Municipal, provincial and federal, they spend our money like drunken sailors on shore leave.

As if it were psychic, my assessment just arrived....Okotokian, you are correct...my assessment did not go up at all...didn't go down either. Now I have to wait for my....ahem...business tax.

I have seen more money spent by the city last year on totally unnecessary things, I can only believe they are doing everything they can to up taxes. Before anyone suggests that they are simply utilizing the increased provincial infrastructure money, let's remember where (who) THAT is coming from.

The city actually said, the number of vacant buildings with no business to fill them and the number of companys that left the downtown has created a revenue short fall that they need to fill. The Purple prince talked about it erlier however I cant find a link right now. he said with less business in the downtown and a set budget the required revenue needs to be filled and will be shifted to the remaining busineses.

I don't know much about the Calgary system, but like most on AO that won't stop me from posting a comment.
From my experience it is worth the time to appeal the assessment.
I would like to see taxes, budget, and debt go down once before I die. Alas I am not optimistic.

The city of calgary does not have a funding problem....it has a spending problem.Same thing goes for the Provincial government both current and past.
Never once heard my dad complaining about year over year over year property tax hikes when I lived in Bowness as a kid.

So what is the mechanism that they are going to use on non-downtown businesses to recoup that lost tax revenue from the core? Business tax?

The assesments have gone down obviously no one to rent space to.
But the assesment means squat when you get to set the tax rate where you want it.

How is this They rejig the tax rate regardless of assesed property value to get what they want.

Arrogant Nenshi seems to have taken a page from Notley

Read the article, the city makes no bones about it. They are raising taxes to cover a shortfall. They do however like to make it CHALLENGING to sort how they get to the numbers they want.
I would like to add, despite a tax freeze, the city has not cut back spending but is using a rainy day fund to cover what the tax freeze amount is.
They were also very clear to point out the tax freeze was one year only.
Back to increases next year.

Thanks Mac....that's what I thought...they played the "tax is based on assessments" card very well when the real estate values were skyrocketing in Calgary....now they know they can't increase assessed rates, but upping the actual tax rate to accommodate the "perceived" loss.
Nenshi et al are crooks...everything goes back to same old same old once the election is over
